Buy without being physically present

An overseas Pakistani (and POC holder) can buy property in Pakistan without being physically present, if the paperwork is done through banking channels. The State Bank’s Roshan Digital Account (RDA) is the standard door: open it from the UK, UAE, Saudi Arabia, Canada or elsewhere, remit funds, and complete the purchase. RDA has passed 900,000 accounts and US$12 billion of inflows (Finance Division, figures to February 2026). Linked to it is Roshan Apna Ghar — SBP’s product for NRPs to buy, build or renovate in Pakistan, with or without bank finance.

You will also want an NTN (filer rates), a Special Power of Attorney notarised and attested at the Pakistani Embassy/Consulate, and a Foreign Remittance Certificate when you pay. Never use informal transfers.

1. Decide the job of the unit: rental income, a home for later, or both.
2. Open RDA (or a Pakistani account) and get your NTN.
3. Appoint a limited Special Power of Attorney — family or a property lawyer, not a blank general PoA.
4. Verify the project LDA NOC yourself on lda.gop.pk. No number, no deal.
5. Only buy from a developer who has handed over buildings, not only launched them.
6. Title search, then pay through the bank. Register and mutate into your name.
